Once Planning Approval is in place for your project, for a small fee we can provide help and fill in forms for Building Control. They of course have a separate charge to validate the building which is a legal requirement and creates that extra value on your house.
As for Project Management, we can be involved as much or as little as is required, i.e. you may only need our services for a couple of visits through the building process to make sure your contractor is working within the agreed design and material content. Or indeed especially if you are not living on site, we can supervise the complete process through to its finality. This will include; helping you source materials at competitive prices, finding a main contractor or separate trade contractors, phasing the project for it to be completed within a reasonable time scale and also help supervise the stage payment structure to all those trades that are involved. You may also need our services to arbitrate and settle to a positive conclusion any disputes that may arise between yourselves and the allocated contractor. All of the above aspects can be costed once Planning Approval is in place.
We do strongly advise that once a contractor has been appointed, which we can help you with, that a Build Contract is written up and countersigned by the main contractor. This gives you peace of mind as to how the project will progress and for a small fee we can draw this up for you.
